 THE LOCATION: 

The Village Of Wyevale is a 30 minute drive from the Georgian Mall in Barrie, 10 minutes from Midland and minutes from the eastern beaches of Georgian Bay. Wyevale features an elementary school, a variety store and lots of appeal to families of any description. It is a quiet peaceful location to call home.

 THE HOME: 

My thoughts when planning to build this home came down to this: The features must be appealing, the air quality exceptional and the cost of operating the home must be as low or lower than anything else a buyer can find. I believe this would be my type of buyer's ideal scenario.

I know I have accomplished that in this home. The lot is 92 feet by 252 feet, with the house set back to accommodate a semi-circular drive. It is a 1748 sq ft., three bedroom, three bathroom home with two of the bedrooms and two of the bathrooms on the main floor. The main floor is open concept with a vaulted ceiling and a dormer to allow extra light. The kitchen living room/dining room is accented with barn beams that were reclaimed from a local Elmvale farm. The flooring is a heritage style beech which helps to create an old country farmhouse feel. The kitchen will satisfy the most discriminating buyer with many state-of-the-art features. On the second floor you will find a master bedroom with a balcony to the backyard and an en suite bath. The en suite has a glassed in ceramic shower, warm air hydro massage bathtub and his and her sinks. The basement is set up to be finished with a rec room, bedroom, bathroom, and one additional room. The basement is insulated wall to ceiling with two inch insulation underneath the concrete floor. This is done to create a very comfortable area, by minimizing the cold feeling that usually comes through the walls and floors in a basement. The basement will also be pre-wired.

energy star logo homes barrie The home is equipped with a high efficiency furnace and an ECM fan motor. This motor uses less energy and is very quiet. The home is also equipped with a tankless water heater. This system has a burner capacity four times larger than a hot water tank so you never run out of hot water. It's temperature setting is much more accurate, eliminating the chance of scolding hot water. There is no storage of hot water, so you get fresh hot water on demand which saves you money. The conventional hot water tank is continually heating the water 24 hours a day. This is a huge waste of money and energy. The most important equipment this home has is a heat recovery ventilator or HRV. This unit acts as the "lungs of the house". Bringing fresh air in, moving stale air out through a mixing chamber to recover 60 - 70 % of the energy. Very quietly it exchanges fresh air to every room in the house, 40 minutes on, 20 minutes off. It also has the ability to draw moist air from bathrooms, the laundry room, and kitchen, with separate switches in each room to cycle it onto high speed when needed. All above ground windows are double hung and casement style, high quality low E2 argon filled with a super spacer for optimum energy efficiency. All of these elements help to create this very energy efficient home.
